The Challenge we were set
BCLP has worked for decades as the sole real estate legal adviser to one of the UK’s largest retailers in relation to their portfolio of some 2,500 properties across England and Wales. This involves transactions that include acquisitions, disposals, development and asset management, and covers the company’s role as both a major landlord and a tenant in multiple locations. To meet their evolving needs, we challenged ourselves to review the established legal service delivery. We created new ways of working to optimize the delivery of transactions, enabling them to be processed by paralegals and legal apprentices supported by lawyers.
The BCLP Cubed solution
We worked closely with the client's property team to understand their needs and agreed clear ways of working and standardized legal positions. We then developed a Legal Service Delivery Team in Manchester to give transactional support on due diligence and take on day-to-day asset management work in a highly efficient and cost effective way. We also introduced supervisory lawyers whose role as a dedicated client resource included reviewing legal output and identifying areas for upskilling, so as to maintain quality and performance levels.
We now operate as a single client team across London and Manchester, working closely together, sharing ideas and know-how. We initially placed lawyers from London in Manchester on a rota basis to ensure transfer of client specific knowledge and oversight of transactional management. To maintain the sense of team and ensure continuing transfer of know-how, lawyers in London and Manchester continue to spend one day a week, on a rota basis, in each other’s offices.
The results we delivered
Our approach has delivered significant savings for the client and improved the consistency of the advice delivered. We also introduced a continuous improvement approach that is driving further benefits.
